Recently, I Jim Sacarello of ReMax Action First was working on a transaction with Sandra Cardenas with Home Access Financial LLC. The interactions with her and her team/company were what I consider the most heinous experience of my 42 years of being a realtor. I could go into much detail, but I will try to keep in short. I was the listing agent that represented my seller. Sandra and her team were representing the buyer. The buyer’s agent referred her buyer to Sandra. The contract was accepted on September 22, 2024. Utilizing best practices as a realtor, my normal procedure is to always talk to the loan officer prior to having my seller accept a contract. I feel that this extra step is needed to ensure that the l transaction closes in a timely manner. This step then allows the buyer and the loan officer to move forward with little or no issues to overcome. Sandra Cardenas took my initial call that day to verify that the buyer’s information checked all areas, which should then lead to a smooth and successful closing. During that conversation, Sandra verbally stated that all paperwork submitted from the buyers looked good for a successful closing. After this first phone conversation, I reached out to her inquiring about questions that I had concerning this file. Many days later I would receive emails and text messages but most, if not all, with incomplete answers or not even answering my specific questions at all. I was frequently told that the file was in underwriting and only needed a few items to be approved. This pattern continued for approximately two months. It wasn’t until December 26, 2024 (OVER 3 MONTHS AFTER THE CONTRACT ACCEPTANCE), that I received a copy of a denial letter of the loan. There were many extensions in between that time, with an assurance from Sandra, by either text message or email that a closing date would occur. For some reason nothing ever moved forward, she refused to call me personally to see if there were ways to make this transaction work out. She always avoided me and answered my questions either partially or not at all. Sometimes that partial answer came to me days later. Very important decisions had to be made between those dates, which included a roof being installed prior to closing, the seller moving out in time for closing, and the buyer moving in, on the specified date of December 6, 2024. After many months of unsuccessful attempts to close with Home Access Financial LLC and Sandra, this transaction was finally moved to another lender. The sale of the home closed successfully about 3 weeks later, on Friday, January 24, 2025. With the new lender in place, all parties were updated throughout the transaction almost daily. The experiences with both the initial and current lender were quite opposite. There are many more details to share about this very negative experience and I have kept extensive notes on all interactions with Home Access Financial LLC and Sandra Cardenas have I have moved forward with filing a formal complaint against her with the Office of Financial Regulation of Florida. I have never filed a complaint against anyone in my 42 years of selling real estate and am generally a forgiving person. In closing, I strongly feel the necessity to prevent others from experiencing this type of horrific treatment which is why I am sharing my tragic and unnecessary experience with Sandra Cardenas and Home Access Financial LLC.
